What does a new EIFS wall actually include?

Crew fastening white foam insulation boards to the sheathing of a new two-story wall

A modern system is built in layers, and each one has a job. Over the sheathing goes a water-resistive barrier, usually a fluid-applied membrane. Next comes foam insulation board with vertical adhesive ribbons or a grooved back, which leaves small channels so any water that gets in can drain down and out. The foam is then covered with a base coat with fiberglass mesh pressed into it, and the job ends with a colored acrylic finish coat.

Because the insulation sits outside the framing, it covers the studs and cuts down on the heat loss that happens through wood. For a Little Rock building that runs air conditioning half the year, that continuous layer is a real benefit, not just a looks choice.

Where does EIFS make sense?

If you only need a damaged area fixed, that is a different job. Our synthetic stucco repair service covers dents, holes and failed joints on existing walls.

Why do details matter more than the foam?

Most problems with synthetic stucco trace back to a handful of spots: window corners, roof-to-wall intersections, deck ledgers and the bottom edge of the wall. We spend most of our planning time on these details. That means sill pans under windows, kickout flashing where a roof runs into a wall, a gap above grade with a proper starter track, and backer rod with two-sided sealant joints wherever the system meets another material.

We also keep the foam off the ground. Our clay soils stay wet after storms, and foam that touches soil or mulch becomes an easy path for moisture and insects.

How does an installation project run?

  1. Site visit and drawings review. We look at the walls, openings and roof lines, and talk about finish texture and color.
  2. Written proposal with the system, the details and a flat price.
  3. Prep and barrier. Openings get flashed and the sheathing is sealed.
  4. Foam, mesh and base coat, including any shapes and bands.
  5. Finish coat and sealant, followed by a walk-through with you.

Weather drives the schedule. Coats need dry days and mild nights to cure, so we plan around rain and cold snaps rather than rushing a finish.

EIFS or traditional hard-coat stucco?

Both can look similar from the street. Hard-coat stucco is tougher against impact, which helps on low walls near driveways and play areas. EIFS insulates better, weighs less and handles shaped trim easily. Some buildings use both: hard coat on the lower story and synthetic stucco above. We will tell you which fits your building and budget, and we are just as happy to quote either.

Questions people ask us

Is EIFS a bad idea in a humid climate?

Older barrier systems had a poor record because trapped water could not escape. Current drainable systems with good flashing perform well here. The details make the difference.

Can you add EIFS over my existing siding?

Usually the old siding comes off first so we can inspect the sheathing and install a proper barrier. Covering problems is how future rot starts.

How long does a new EIFS wall last?

With sealant joints kept up and the finish recoated when it fades, a well-built system can last for decades.

Can you match an existing EIFS finish on an addition?

Yes. We match texture and tint the finish, and sometimes suggest refinishing an adjoining wall so the color reads as one.
