What is EIFS resurfacing?

Faded synthetic stucco wall on a commercial building with one section freshly recoated from a lift

Resurfacing means putting a new top layer on a synthetic stucco wall that is structurally fine. Depending on the wall, that layer is either a new acrylic finish troweled on in the texture you choose, or a high-build coating designed for EIFS that lets vapor out while keeping rain off. It is not the same as painting with ordinary house paint, which can trap moisture in a foam wall and peel within a few summers.

Signs your synthetic stucco is ready for a new finish

If you can press into the wall or see bulges, that points to damage below the surface. In that case we start with fixing damaged synthetic stucco and resurface afterward.

Why check moisture before recoating?

A new finish makes a wall look perfect, and that is exactly why we do not skip the inspection. Coating over wet sheathing hides a problem that keeps getting worse. We probe suspect areas around windows and along the bottom edge, look at every sealant joint, and only then recommend a coating. If the walls are dry, resurfacing is a smart, affordable refresh. If they are not, you will hear that first.

How do we resurface an EIFS building?

  1. Wash the walls gently to remove dirt, chalk and growth. No high-pressure blasting into joints.
  2. Repair dents, cracks and soft spots so the surface is sound.
  3. Replace sealant at windows, doors and transitions.
  4. Prime where the product calls for it.
  5. Apply the finish or coating, working wall by wall to avoid lap marks.

Which finish should you choose?

A new acrylic finish coat gives the crispest result and lets you pick a fresh texture, from fine sand to a heavier swirl. It is the better choice when old patches show through or the texture itself looks worn. An elastomeric or EIFS-rated coating is rolled or sprayed, costs less on large plain walls, and bridges hairline crazing. We bring sample boards so you can see both against your building in daylight, and we tell you which one the wall actually needs.

What affects the cost of EIFS resurfacing?

How long does a resurfaced wall hold up?

A quality finish or elastomeric coating on a dry, well-sealed wall should keep its color and protection for many years. Keeping sprinklers off the walls and checking the caulk every couple of years does more to extend that life than anything else. We are glad to come back for a quick look whenever you want one. For hard-coat cement walls, see our separate page on renewing traditional stucco.

Questions people ask us

Can I just paint my EIFS?

Only with coatings made for it. Standard exterior paint can trap moisture in a foam-backed wall and blister.

Can you change the color of my building?

Yes. Resurfacing is the easiest time to change color, and a new finish gives full, even coverage.

Do you need to remove the old finish?

No. On a sound wall we clean and prepare the existing surface and apply the new layer over it.

How long does resurfacing take?

Most homes take a few working days. Larger commercial walls depend on size, access and weather.
